STATELY SARATOGA
This turn of the century home on the north end of Saratoga Springs has a new lease on life. The original 3-story, 5,000+/- SF residence is receiving a complete renovation including a full systems upgrades, a new elevator and a complete renovation of the kitchen and all bathrooms. The project includes a new gate house that's connected to the original residence via a new porte-cochere. A new glass enclosed rear sitting room and exterior hardscape offer excellent entertainment space for both indoors and out.
EQUESTRIAN PARADISE
A horse lovers dream, this 3,600 SF new residence is situated on a 19 acre parcel that takes advantage of stunning meadow views to the north. The project consists of an open kitchen/living/dining area with both a first floor primary suite as well as a guest suite. Two additional bedrooms and bathrooms are nestled into the roof mass on the second floor while front and rear porches provide outdoor space reminiscent of a mid-western ranch.
SARATOGA RESIDENCE
Not far from Saratoga Lake, this 4,500 SF residence has a rather unassuming front elevation while the rear elevation is really the essence of the house. The first floor consists of an open kitchen/living/dining area with a primary suite and a vaulted sunroom. Three additional bedrooms and two bathrooms as well as an office are within the roof mass on the second floor. A large timber framed rear porched with stone columns offers commanding views of the rear yard towards Fish Creek.
QUEENSBURY RETAIL REHAB
On a major commercial corridor in the Town of Queensbury is a 50,000 retail plaza that was built in 1974. After a couple of late 70's additions, the plaza has remained relatively unchanged for last 35 years. Now under new ownership, the plaza is undergoing a modernization that will not only attract the everyday shopper but also give a new and fresh aesthetic to an ever growing community.
The transformation utilizes painted existing brick and plaster with cedar siding and painted steel & timber canopies highlighting major retail entrances .
PARADOX BREWERY
Frontier Town in North Hudson, NY had been a thriving vacation destination in the Adirondack’s since it opened in 1952. After many years of success, the Wild West theme park closed in 1998 and left a profound impact on the town’s economy. After 20 years of sitting vacant, the property is getting a new life and is the focus of a planned ‘Gateway to the Adirondack’s.
Paradox Brewery acquired approximately 12-acres on Route 9 and will be the first building constructed on the old Frontier Town site. The brewery will be a total of 25,000 SF and will be comprised of a main brewery, office/business functions and a tasting room with exterior social spaces. Connectivity to the exterior and the peaceful Adirondack scenery was an important component to the overall design. A timber framed side and rear porch directly off the indoor tasting room allows patrons to move seamlessly between indoor and outdoor spaces.
COLONIE CONVEINENCE
Since the mid-18th century, Route 9 has long been a historically important road that has connected Albany with the great Adirondack's. Today, Route 9 is a major commercial corridor for many towns that have seen significant development in recent years.
A long-time eyesore in the Town of Colonie, an abandoned fuel station is finally getting a new life. Situated on a prime piece of property just south of Latham Circle, the project calls for the complete redevelopment of the site to include a new fuel island, upgraded vehicular circulation and a new conveinence store.
The new building while practical, will offer a welcome aesthetic to Route 9 that is simple and inviting. The use of ledge stone, timber and metal roofing anchor the design with warmth and character.
NISKAYUNA TUDOR
With its simple square floor plan, cedar shingle siding and steeply pitched roof, this1929 home has all the characteristics of an elegant Tudor-style residence.
In 2008, this growing family of four retained kpb Architecture to design a 750sf addition that was to house a new master suite and large family room nestled comfortably at the rear of the home. It was important to the home owner that the architecture not only be respectful to the existing residence but to the neighborhood as well.
Most recently, the owner contacted kpb to remove an existing two car detached garage and design a new attached garage with a bedroom and associated loft above. This 650sf addition not only gives the family a much desired vehicular connection to the residence but also the additional space needed to satisfy the ever changing needs of a growing family.
